Most people assume the hardest part of real estate is negotiating prices or finding the perfect home. It isn't. The most challenging part of our job is often working with the other parties involved in the transaction.
The parties involved in a real estate transaction can include some or all of the following : listing agent, buyers agent, listing broker, buyers agent broker, transaction coordinator, lender, title company, attorney, home inspector, home appraiser, surveyor, contractor, builder, and lets not forget the buyer and the seller.
When all parties are professional, responsive, and knowledgeable, transactions can move surprisingly smoothly.
When they're not, it creates unnecessary stress for everyone—especially the buyer and seller.
Communication Can Make or Break a Deal
Real estate transactions move quickly. Deadlines matter. Sometimes we need answers within hours, not days.
Unfortunately, we've experienced situations where another agent:
• Doesn't answer phone calls
• Ignores text messages
• Doesn't respond to emails
• Replies only partially to important questions
• Disappears during critical negotiations
When communication stops, transactions stall. The clients are the ones who suffer.
Details Matter
Real estate contracts contain legal deadlines and detailed paperwork. Mistakes happen—we're all human.The difference is how they're handled. Professionals acknowledge mistakes, correct them promptly, and keep the transaction moving.
Unfortunately, we've encountered situations where errors weren't acknowledged or corrected, creating unnecessary delays and confusion.
Local Knowledge Matters During Negotiations
One experience stands out. During negotiations, another agent told us there were "no comparable sales" for our listing. There absolutely were. The challenge wasn't the market—it was that the agent wasn't familiar with our area.
We've also seen pricing supported by homes in neighboring counties that have historically different market values. Comparable sales aren't simply homes with similar square footage.
They must reflect the local market. That's why neighborhood knowledge matters so much.
Real Estate Doesn't Stop on Sundays
There are agents who do not work on Sundays or are hard to communicate with on the weekends. While we have to have our own downtime and draw boundaries when navigating this unique industry and running our own brokerage , we are always available after hours for contract negotiations, showings, or urgent matters.

• Handle inspection negotiations

• Meet contract deadlines
